Terms of use

1. Introduction

These terms govern your use of PropertyLord AI, available at propertylord.ai (the "service"). They form a binding agreement between you and us, so please read them carefully. If you do not accept these terms, do not use the service.

2. Who we are

The service is provided by PropertyLord AI.

3. Accepting these terms

By visiting propertylord.ai, creating an account, or using any calculator or feature, you confirm that you have read, understood, and accept these terms. If you use the service on behalf of an organisation, you confirm you have authority to bind that organisation to these terms.

4. Account requirements

  • You must be at least 18 years old.
  • The information you provide on signup must be accurate and kept up to date.
  • One account per person; do not share your account with other people.
  • You are responsible for keeping your password and any authentication factor confidential. Notify us at security@propertylord.ai if you suspect unauthorised access.
  • You are responsible for activity that occurs under your account, except where caused by our negligence.

5. Service description

PropertyLord AI is a UK property-development feasibility platform. It includes:

  • Feasibility calculators (SDLT, build cost, BRRR, flip, lease extension, EPC, rental yield, area check, planning check, and others).
  • Planning and constraints data lookup for UK postcodes.
  • A deal feed, watchlists, and saved projects.
  • An AI co-pilot that helps you interpret inputs and outputs.
  • Educational blog content and SEO landing pages.

The service is NOT:

  • Financial advice.
  • Investment advice.
  • Legal advice.
  • Tax advice.
  • A regulated planning consultation.
  • A regulated valuation, survey, or RICS Red Book product.
  • A mortgage, lending, or broker service.

6. Calculator and AI output disclaimer

Please read this section carefully.

Our calculators produce educated estimates from the inputs you supply and from public reference data such as HMRC SDLT bands, RICS-benchmarked build-cost baselines, and EPC datasets. The AI co-pilot helps you interpret those estimates. Outputs are projections, not professional advice. They are based on assumptions, are sensitive to your inputs, and can be wrong.

You must not treat any calculator output, AI response, methodology note, blog post, or other content on the service as financial, legal, tax, planning, surveying, or investment advice. You must not rely on the service as the sole basis for a property investment, financing, or planning decision.

Always consult appropriately qualified professionals for decisions that matter: a chartered surveyor (RICS) for valuations and build costs; a solicitor for legal questions and conveyancing; an accountant for tax; an independent financial adviser (FCA-regulated) for investment and lending decisions; a town planner or planning consultant for planning strategy.

To the maximum extent permitted by law, PropertyLord AI accepts no liability for losses, missed opportunities, or other harm arising from reliance on calculator outputs, AI responses, planning data, deal data, or any other content provided through the service.

7. Payment and subscription

Some features require a paid subscription. Payments are processed by Stripe; we do not see or store your card details.

  • Plans and prices. Current plans and prices are shown on the pricing page. All prices are in GBP and include VAT where applicable.
  • Billing cycle. Subscriptions renew automatically on the same day each month (or year for annual plans) until cancelled. Stripe will email you an invoice for each successful payment.
  • Cancellation. You can cancel at any time from your account billing page. Cancellation takes effect at the end of the current billing period; you keep access until then.
  • Refunds. We offer a 14-day money-back refund on first paid subscription periods (consistent with the Consumer Contracts Regulations 2013). After 14 days, refunds are at our discretion. Annual subscriptions are refundable pro-rata in clear cases of service failure.
  • Failed payments. If a payment fails Stripe will retry. If we cannot collect after retries we may suspend paid features until the issue is resolved.
  • Price changes.We will give at least 30 days' notice of any material price change before it applies to your subscription. You can cancel before the change takes effect.

8. Acceptable use

You agree not to:

  • Scrape, crawl, or harvest data from the service except via documented APIs and within rate limits.
  • Reverse-engineer, decompile, or attempt to derive source code from the service.
  • Resell, sublicense, or commercially redistribute calculator output, planning data, or deal data as if it were your own product.
  • Place an abusive or automated load on the service that risks degrading it for other users.
  • Bypass authentication, rate limits, paywalls, or quota controls.
  • Upload content that infringes third-party rights, is unlawful, defamatory, or harmful.
  • Use the service to violate UK or other applicable law, including anti-money-laundering and sanctions law.

9. Your content

Anything you save in the service (deal notes, saved reports, project files, watchlist items, calculator inputs) is your content. You retain ownership of it.

You grant us a worldwide, non-exclusive, royalty-free licence to host, store, process, and display your content for the limited purpose of providing the service to you and for the period needed to do so. We will not use your content to train public AI models or share it with third parties, except as described in the privacy policy.

You can export or delete your content at any time from your account settings.

10. Intellectual property

The PropertyLord AI name, brand, website, software, calculators, methodology, documentation, and content are owned by us or licensed to us. Subject to these terms we grant you a limited, non-exclusive, non-transferable, revocable licence to access and use the service for your lawful business or personal purposes.

Nothing in these terms transfers any of our intellectual property to you. You may share calculator output with your advisers and counterparties for the purpose of evaluating a specific deal; you may not republish it as your own.

11. Disclaimer of warranties

The service is provided "as is" and "as available". To the maximum extent permitted by law, we make no warranties, express or implied, regarding the service, including no warranty of merchantability, fitness for a particular purpose, accuracy of any calculation or data, or uninterrupted or error-free availability.

We may change, suspend, or discontinue any feature of the service at any time. We will give reasonable notice for material removals that affect paying subscribers.

12. Limitation of liability

To the maximum extent permitted by law, our total aggregate liability arising out of or in connection with the service in any 12-month period is capped at the greater of (a) one hundred pounds (GBP 100) or (b) the fees you paid us for the service in the 12 months preceding the event giving rise to the claim.

We are not liable for indirect, consequential, special, or punitive losses, including loss of profit, loss of business, loss of revenue, loss of opportunity, loss of goodwill, loss of anticipated savings, or loss of data, even if foreseeable.

Nothing in these terms limits or excludes our liability for:

  • death or personal injury caused by our negligence;
  • fraud or fraudulent misrepresentation;
  • any other liability that cannot be limited or excluded under the law of England and Wales, including under the Consumer Rights Act 2015 where it applies to you as a consumer.

13. Indemnity

You agree to indemnify and hold us harmless from any claim, damage, loss, liability, cost, or expense (including reasonable legal fees) arising from your breach of these terms or your misuse of the service.

14. Termination

You can stop using the service and close your account at any time. We can suspend or terminate your account if you materially breach these terms, if your account is implicated in fraud or abuse, or if we are required to do so by law. We will give reasonable notice where it is possible to do so.

On termination, we will delete your content according to the retention windows set out in the privacy policy. You can export your content before termination from your account settings.

15. Changes to these terms

We may update these terms as the product and the law evolve. Material changes will be notified to account holders at least 30 days before they take effect. The current version and date are at the top of the page. Continuing to use the service after the effective date constitutes acceptance of the updated terms.

16. Governing law and jurisdiction

These terms are governed by the laws of England and Wales. You and we agree that the courts of England and Wales have exclusive jurisdiction over any dispute arising out of or in connection with these terms or the service, except where mandatory consumer-protection law in your country of residence gives you the right to bring proceedings in your local courts.
