Where the data comes from
Comparable sales are pulled from HM Land Registry Price Paid Data (HMLR PPD), the canonical record of every residential transfer in England and Wales since 1995. Floor area comes from the DLUHC Domestic EPC register, which records gross internal area for any property that has had an Energy Performance Certificate lodged since 2008. Both datasets are published under Open Government Licence v3.0, so we pay nothing for the underlying data and pass that on to you.
How the matching works
Land Registry rows arrive with a postcode, paon (primary address object number), saon (sub-object), and street; EPC rows arrive with the same fields plus a UPRN where one is published. We run a three-stage cascade: UPRN exact match first, then a strict normalised address match within postcode, then a fuzzy Levenshtein match within postcode. Every comparable in the table carries its match method and a confidence score, so you can see whether the floor area is firmly attributable to that exact sale.
Why it is free, and what Pro adds
Anyone can run a postcode search and see the top three matched comparables, those are free. Pro accounts unlock the full unredacted set up to thirty results, sortable by sale date, price, and distance, plus £/sqm on every row and the median band displayed on each saved feasibility report. Land Registry licences this data to anyone who asks under OGL v3.0; we do not believe paywalling it is the right move when the marginal cost of a lookup is the address-match compute, not a per-call licence fee.
